Welcome to Seminole County

Whether you’re moving across the country or just across Central Florida, finding the right place is about more than square footage. It’s where you grab your coffee, where you spend your Saturdays, and who you call neighbors.

My own Central Florida story started when I relocated from Nebraska to Orlando’s Hunter’s Creek. I spent years in property management, looking after homes from Poinciana and St. Cloud all the way up to Orange Park, St. Augustine and parts of Jacksonville, with our offices out in Lake Mary. That job put me on nearly every road in Central Florida, and it’s how I learned these neighborhoods from the inside.

All those years heading into our Lake Mary office showed me why so many people choose Seminole County: easy I-4 and SunRail access, strong schools, and neighborhoods that feel settled and green. When I moved to Deltona to be right in the middle of my commute, Seminole stayed just across the river. This guide shares the Seminole I know, from sunset on Sanford’s RiverWalk to the cool springs along the Wekiva River. When you’re ready to see it for yourself, I’d love to show you around.

Know Before You Go

The story of Seminole County

Long before it was a county, the land along Lake Monroe and the St. Johns River was home to the Seminole people, and during the Second Seminole War the U.S. Army built Camp Monroe there in 1836, soon renamed Fort Mellon. In 1870 Henry Shelton Sanford bought 12,548 acres near the old fort and laid out the town that bears his name, and by the early 1900s the area's rich muck soil had made Sanford the 'Celery City.' On April 25, 1913, the Florida Legislature carved the northern part of Orange County into a new county named for the Seminole people, with Sanford as its seat. Today Seminole County is home to roughly 490,000 people and is one of Florida's fastest-growing counties, tucked between Orange and Volusia counties.

A Storied Past

  1. 1836–37Camp Monroe is established on Lake Monroe during the Second Seminole War and renamed Fort Mellon in honor of Capt. Charles Mellon; the settlement of Mellonville grows around it.
  2. 1870Henry Shelton Sanford buys 12,548 acres and lays out the town of Sanford; it incorporates in 1877 and absorbs Mellonville in 1883.
  3. 1896Celery is first planted around Sanford, launching the era that earned it the nickname 'Celery City.'
  4. 1913On April 25, Seminole County is created from the northern portion of Orange County, named for the Seminole people, with Sanford as county seat.
  5. 1942Naval Air Station Sanford opens; the base later becomes today's Orlando Sanford International Airport.
  6. 2014SunRail commuter rail begins service on May 1, with Seminole stations in Sanford, Lake Mary, Longwood and Altamonte Springs.

  • Longwood's Big Tree Park was home to 'The Senator,' a bald cypress estimated at about 3,500 years old that burned in 2012; its roughly 2,000-year-old companion, 'Lady Liberty,' still stands.
  • Sanford was known as the 'Celery City' and 'Celery Capital of the World,' and Seminole High's teams were once nicknamed the 'Celery Feds.'
  • Jackie Robinson arrived in Sanford for spring training in 1946, a year before breaking Major League Baseball's color barrier.
  • Sanford is the southern terminus of Amtrak's Auto Train, which carries passengers and their cars to and from the Washington, D.C., area.
  • Heathrow was founded in 1985 by Jeno Paulucci on land that once grew celery for his Chun King Foods company, and it's now home to AAA's national headquarters.

I-4 and SR 417 carry most commuters, SR 434 and SR 436 connect the cities east to west, and four SunRail stations run from Sanford to Altamonte Springs. Orlando Sanford International (SFB) is right in the county.

  • Set up power, water and trash; providers vary by city, so ask me for your address.
  • Enroll the kids with Seminole County Public Schools.

First 60 days

  • Register to vote with the Seminole County Supervisor of Elections.
  • Know your hurricane evacuation zone through Seminole County Emergency Management.
  • Grab a library card and find your nearest park and farmers market.
  • By March 1: file for your homestead exemption with the Seminole County Property Appraiser if the home is your primary residence.

Longwood feels like old Florida tucked inside the metro: a historic district dating to the city's 1878 founding, a SunRail stop on Church Avenue, and Big Tree Park, home of the 2,000-year-old 'Lady Liberty' cypress. Weekends mean paddling and lounging at Wekiva Island on the Wekiva River, and date night means lakeside Italian at Enzo's on the Lake, a local institution since 1980. Wekiva Springs (officially the Wekiwa Springs census-designated place) is a leafy, established residential area of about 23,000 people in west Seminole County, with neighborhoods like Sabal Point set among lakes and big oaks. Its namesake, Wekiwa Springs State Park, sits right next door for swimming in the spring and paddling the Wekiva River, and Wekiva Island in Longwood is a local weekend hangout. Families here are served by well-regarded schools like Lake Brantley High, and Altamonte Springs' shopping and hospital are roughly 10–15 minutes away.
