Insurance

Florida homeowners insurance depends on roof age, construction and location. We gather quotes early.

Taxes and Homestead

Property taxes reset with a new purchase, and Homestead exemption can help your primary residence.

HOA and CDD

Many communities add monthly or yearly fees. We review them before you fall in love with a home.

Rent vs. Buy

What Could My Rent Buy?

Enter what you pay in rent today and the savings you have for a down payment. See the home price that could fit the same monthly payment, then we will check the real numbers together in your consultation.

This keeps your monthly cost about the same as your rent today. Many first-time buyers also qualify for down payment assistance programs, and a lender can show what you are approved for. Closing costs, reserves and maintenance are not included, so we will review those together.

How much do I need to buy my first home in Florida?

It depends on the loan program and the price range. Many first-time buyers qualify for options with low down payments, and some assistance programs exist. A short consultation shows which fit your situation, then a lender confirms the numbers.

How long does it take to buy a home?

Once you are pre-approved and start touring, many buyers are under contract within a few weeks and close about 30 to 45 days later. Your timeline and goals set the pace.

What extra costs should I plan for in Florida?

Beyond the down payment and closing costs, plan for homeowners insurance (and flood or wind coverage where needed), property taxes, and any HOA or CDD fees. We review these for every home you consider.

Do I need to be pre-approved before touring?

It is the best first step. Pre-approval tells you your real price range and makes your offer stronger when you find the right home.
